Asbestos Management Surveys
This is the standard asbestos survey.
Management surveys are required as part of an asbestos management plan. The purpose of the survey is to locate the presence, condition, and extent of any suspect asbestos in the building.
During the survey the asbestos surveyor will carry out an in-depth inspection of the building and carry out sampling for the identification of asbestos materials.
Management surveys are non-intrusive and cause little to no disruption.
This survey can be carried out during normal occupation of the building. Our surveyor may politely request occupiers to vacate a room briefly if there is any potential risk, but this will only be for a short duration to ensure safety.
This survey was formerly known as a type 1 or type 2 survey.
Refurbishment Surveys
Refurbishment surveys are needed before any refurbishment work is carried out which effects the fabric of a building.
During the survey the asbestos surveyor will inspect specific areas of the building involved in upcoming refurbishment work and carry out sampling for the identification of asbestos materials.
The survey will be intrusive to all areas that are part of the upcoming refurbishment work which includes opening up and accessing beyond ceilings, walls, floors, fixtures and fittings.
This survey should not be carried out in occupied areas, but if requested beforehand the areas can be made suitable for re-occupation after the survey.
This survey was formerly known as a type 3 survey.
Demolition Surveys
Demolition surveys are needed before the demolition of a building, or parts of it.
During the survey the asbestos surveyor will in inspect all areas of the building that are part of the upcoming demolition and carry out sampling for the identification of asbestos materials.
The survey will be fully intrusive involving inspecting beyond ceilings, walls, floors, fixtures and fittings, floor and ceiling voids, wall cavities.
This survey should not be carried out in occupied areas, and it is unlikely the areas can be re-occupied after due to the scale of intrusive inspections required.
This survey was formerly known as a type 3 survey.
Re-Inspection Surveys
Re-inspection surveys are required generally on an annual basis to re-assess the buildings asbestos register and highlight any new risks requiring remediation.
Re-inspection surveys are required for ongoing compliance with the Control of Asbestos Regulations 2012. During the survey the asbestos surveyor will assess and make relevant recommendations on the asbestos within the properties asbestos register and update the management plan. This type of survey should be carried out annually as a minimum. This type of survey is non-intrusive.
The survey does not generally require any asbestos sampling to be carried out unless the surveyor highlights any suspect asbestos material that is not already within the asbestos register.
This survey can be carried out during normal occupancy of the building
Mortgage Surveys
This type of survey is identical to an Asbestos Management Survey.
The asbestos survey is often requested by lenders or buyers prior to the purchase of a property.
We would always advise on an Asbestos Survey prior to purchasing any type of property as a safety net for both health and financial reasons. It is not illegal to sell a property that contains asbestos. Please note, mortgage and insurance surveyors are not specially trained to find asbestos although this is often assumed.

Insurance Surveys
This type of survey is identical to an Asbestos Management Survey.
The asbestos survey is often requested by the insurer during the renewal of an insurance policy of a property.
It has become a popular requirement by insurers as an assurance on the value of the property in the potential occurrence of large-scale asbestos removal and remediation requirements that may arise during an insurance claim.
